You will automatically be notified when a new home is listed, what the current price is and anytime the price changes. You’ll also be notified when a home is sold (with the selling price) and any time a listing expires. Contact us to get started!

Our professional call showing service coordinates all showings so you never miss an opportunity to sell your home. We also request feedback from every Realtor® who shows your home.
We provide regular reporting that summarizes the showings, feedback and interest your property has generated.
MAKE ADJUSTMENTS IF NEEDED
We’ll proactively recommend, discuss, and implement approved changes to your marketing plan and/or pricing based on market conditions and the feedback we have received.
YOU HAVE RECEIVED AN OFFER, TIME TO A NEGOTIATE
Now the fun really begins! We’ll contact you with the offer, provide our insight on the offer, and complete all necessary paperwork to respond to the offer.
Based on your instructions, we’ll negotiate the best deal for you and finalize the paperwork for your acceptance.
YOU HAVE A CONDITIONAL SALE
In most instances, your home will be sold subject to some conditions. The most common conditions are home inspection and financing approval, although there can be other conditions. The buyer then has several days to waive the conditions. During this time, you choose if you want showings to continue or not until the conditions are waived.
If there are no conditions, you have a firm sale as soon as the offer is accepted.
CONGRATULATIONS! YOU HAVE A FIRM SALE
On “Condition Day”, the buyer “waives” the conditions by signing off that the conditions have been satisfied. Your home is now officially sold! We change the status of your home to sold and ensure your real estate lawyer receives a copy of the purchase contract.
Your lawyer will then contact you to arrange for all the legal paperwork to be completed. (i.e. title transfer, mortgage pay-out, etc.) If you don’t have a lawyer, don’t worry, we have several we can recommend.
This is the day that the buyers receive the keys and take possession of their new home. Their lawyer releases the funds to your lawyer who pays any existing mortgage, Realtor® commissions and/or any other costs. He or she then forwards the net proceeds to you and completes any final paperwork.
You will need to ensure all of your possessions are removed from the home and it is ready for the new owners. If you need any help, please ask our Concierge Team. They can provide referrals to services and help coordinate them as well.
